All physical development activities in Sri Lanka will be based upon the National Physical Plan (NPP) 2050, prepared by the Urban Development Authority (UDA), said Chairman Dr. Jagath Munasinghe.
“We’re in the process of implementing all development plans within the framework of National Physical Plan or in other words, this will be the future policy plan for the next 30 years in Sri Lanka until 2050. Moreover, Sri Lanka aspires to become a developed nation by 2030. The primary objective of the national physical plan is to facilitate all these aspects of development plans, conservation aspects of culture and heritage.
Dr. Munasinghe told the third International Conference on Real Estate Management and Valuation 2019, organized by the Estate Management and Valuation- Research and Professional Development Centre, University of Sri Jayewardenepura, Sri Lanka in Colombo last week.
He said that UDA’s physical development interventions will have significant impact on real estate sector in Sri Lanka. Citing a background study done for the National Physical Plan, he said the study has revealed that habitable land area in Sri Lanka is only 18%, of which urban land area is less than 10%.
“Therefore, we will be looking at compact development as a sustainable form for the growth in urban areas.” he said.
As per the proposed urban Hierarchy 2050, he said urban conurbations such as East-west, Southern, Northern and Eastern and two metro regions which include Kandy and Anuradhapura and nine main cities such Mannar, Mullaitivu, Vavuniya, Polonnaruwa, Puttalam, Mahiyanganaya, Nuwara Eliya, Ratnapura and Wellawaya and over 100 other urban centres have been planned.
“One of the key points in this planning is to maximize the utilization of available recourses to its full potential,” Dr. Munasinghe said.
Speaking on current development trends he said, Colombo metro region, Colombo-Kurunegala, Kurunegala to Anuradhapura, Colombo to Puttalam, Matara –Hambantota, Trincomalee and Batticaloa areas have the highest demand for floor space during the 2018-2019 period.
